“Some guests return year after year for their anniversaries,” says Richard Grinnell, the innkeeper. “They had some great memories here. They keep coming back because the memories are so good.”

The service is considered warm, and impeccable overall. Prior to arriving, guests typically receive an e-mail from the inn asking if they have any specific questions or dietary considerations.

Upon arrival, innkeepers and hosts Jan or Richard, welcome visitors into the bright and cheerful dining room. The hosts familiarize newly arrived guests with the property, give them a tour of the house and explain the history. The hosts explain the breakfast particulars, and share other details, including activities available in Eureka Springs. Guests are then escorted to their quiet and cozy rooms. The innkeepers are known for their smiles, hospitality and attention to detail.

Rooms are comfortably spacious, and airy. Relaxing jacuzzi tubs, bathrobes and signature toiletries are provided along with hairdryers, refrigerators and coffee makers. Seven of the rooms come equipped with fireplaces. There is free WiFi and cable TV. VCR and DVD are available upon request. Some rooms have private entrances, private decks or porches. Complimentary soda, water and snacks are included.

Heirlooms, antiques and photographs, evident throughout the property, provide a glimpse into 5 Ojo Inn’s history. In addition to the spacious comfort, rooms are immaculately clean with tasteful design and furniture.

Expect to receive gracious service with a warm smile. The owners/innkeepers are well known for their genuine hospitality, efficient service, and willingness to help plan activities or excursions. The innkeepers are knowledgeable about the area and provide helpful suggestions to all of their guests.

Known for an exceptional, and hearty breakfast: French toast stuffed with apricots & pecans, and sun dried tomato sausage, are some of the items on their menu. The owners’ collection of china and photographs are interspersed around the house, some of which date from the early 1900′s. The parlor is the ideal reading room for visitors. It’s a peaceful room with a variety of coffee table books, board games, and DVD’s. The property has several relaxing porches, two with swings that overlook the hollow and into the woods. People like to read on the porch and relax in wicker chairs. Upon request, the innkeeper can provide wine and cheese. Coffee, Hot tea, and cookies are available 24/7.

The property has several small gardens, a gazebo, veranda, and several porch swings. There is a very nice outdoor hot tub with warm swirling bubbles. It is a great spot for discussing the next day’s agenda. A soak after a hike or walk is always good.

The location is ideal for those who want to be in the heart of the historic district and only a few blocks from casual restaurants. Shopping is a stone’s throw away, as are some of the well-established galleries where you can purchase jewelry, ceramics, textiles and paintings, just to name a few. Musical comedy theaters, outdoor amphitheater, spas, dining, parks, and cultural activities are just a short distance from the inn. Its proximity to fishing, hiking, biking and water activities provide incomparable value.

The B & B is known to be spotless, especially the guestrooms. The grounds and gardens are well maintained. Overall everything, including the town, is quite picturesque.

Compared to a standard hotel room, this property provides excellent value. The personal attention makes the difference. “The guests appreciate being asked if they are comfortable,” remarks Richard, the innkeeper. “If there is anything we can help them with without being intrusive, we are there.”
